Thinking About Selling Your Home Yourself?: Memphis, Tipton County and Fayette County Tennessee home buying, real estate listings, and homes for sale in Fayette County, TN
Welcome > For Sellers > Thinking About Selling Your Home Yourself? ...

There's more to selling a house than just putting a "For Sale" sign in the front yard. Selling a home can be a tedious task. Take a moment to review the information to shine some light on questions that potential buyers may have and other issues that may arise during the selling process.

Even if a simple sign in your yard did produce a buyer knocking on your door, how would you handle the following questions:

-"How does your home compare to others like it in Shelby, Tipton, and Fayette County?"
-"How did you determine the fair market value of this property?"
-"Can you help us with financing?"
-"If I make an offer, who will draw up the paperwork?"
-"Why aren't you using a REALTOR®? Is there anything wrong with the property?"
-"Since you aren't using a REALTOR®, we can take their fee right off the top, right?"

Selling your home is one of the most important financial transactions you will make in your life. Don't take risks. Selling your home is nothing like selling a car. Every home is different, and every homebuyer wants to offer you as little as possible. How do you determine the real market value?

Almost all homes are sold using a REALTOR®. As top real estate professionals, we are able to help you negotiate with buyers who want something for nothing. Not to mention preparing your home for sale, marketing it in Shelby, Tipton, and Fayette Counties, and guiding you through the complex paperwork and possible pitfalls of escrow and closing. Make sure you are really ready to handle all of that before pounding that sign into your front yard. Errors can be extremely costly!

Remember: Buyers want to offer you as close to nothing as possible! While that "For Sale By Owner" sign might sound like a good idea, it usually means a different thing to buyers: "Try to steal this one."

If you must sell your own home, at least let us give you a sense of its true market value. Tell us a bit about your home, and we'll do a "Comparative Market Analysis" and let you know what the market says it's worth. We'll also describe how we can market your property to get it in front of as many prospective buyers as possible. No obligation, no charge, and no strings attached.

As you know, in today's real estate market, it is important to know your current home's value .  Let us create a computerized analysis today - this is a FREE service of The Driver Team.

As a homeowner you need up-to-date information on how to sell a home in today's market.  Below are some useful resources for you.  Also visit our FREE in-home presentation page for more information on how we can assist you, should you decide to have a professional real estate agent represent you in the marketing of your home.

If you’re going to sell your own home, you’ll need to plan on different types of exposure and advertising so people know your home is for sale.

You should implement all of the following ideas if you can:

Put up a yard sign
People that know how to sell a house know that yard signs will bring traffic. The Home Tours Online yard sign is sufficiently different from others that it will tend to draw even more attention. In addition, our sign features a listing number so buyers can go to our web site online and get a virtual tour of your home, even if it’s after hours or you’re not there. Use directional “bandit” signs at all nearby road intersections to direct prospective buyers to your home. Realtors call them bandit signs because many counties or cities “collect” these signs since they violate their sign ordinances. To avoid losing them this way, Realtors put them out on Friday evening after the sign people are off work and take them down Sunday evening. This is how they catch the prime weekend traffic – and hopefully keep their signs too! If you want to sell your house, you should use directional signs too.

Advertise locally in your Sunday paper
The Sunday paper is typically where you find most real estate ads. But if it’s not much more expensive, you may choose to advertise in the Friday – Sunday time period. Many people begin looking on Friday, since they’re planning their weekend jaunt.

Advertise nationally on a site like HomeToursOnline.Net
You might wonder how this will help to sell your house locally. To sell a house, you need exposure. Gaining national exposure for your home will help those out of town who might be relocating to your area. With Home Tours Online, someone out of town can get a complete picture of your home through our virtual home tour. Remember, locals will also be directed to your online tour by our yard signs or by you when they call. Use our site to its maximum potential by uploading numerous photos of your home. Extensive photo coverage on our site will give you an advantage over many other real estate sites by providing buyers with a virtual tour of your home. Be sure to photography your home completely – both inside and outside. A shot showing a view down the street would also be welcome. Buyers may actually make an offer on your home sight-unseen if it has been properly conveyed on our website.

Word of mouth
Tell everyone you know that your house is for sale – including real estate agents. They might just be interested or know someone who is. Some homes get sold through “the grapevine,” so use it to your full advantage.

Create an attractive flyer and pass it out
Your flyer should contain a picture of your home and all the pertinent information. Put flyers on bulletin boards around town, including places like restaurants, club houses, apartment complexes and laundromats. Pass it out to everyone including prospects and real estate agents that come to see your home (it will help them remember which was yours later).

Hold an open house
Open houses are a great way to expose your home to the market. Buyers typically drive around on weekends, so this is the best time to have an open house. Advertise your open house in the newspaper and put up a clear sign by the road with the times that your home will be open. Check the weather before scheduling, but be prepared in case of rain. Proper marketing is essential to selling your own house.

Don't price your home by yourself! It's our job to analyze the Memphis, Tipton County and Fayette County market and determine the true value of your property. It's FREE and without obligation...

Real Estate Tips
Time to Move >Planning the Move

The custom of relying on friends to help make a move from one place to another has been replaced by reliance on professional movers.

Professional moving companies offer a wide range of service options, including professional packing. It could cost you less if you pack your things in your own containers. However, some movers will not insure fragile items, such as dishes or glassware, if they do not pack them.

Begin your preparations for the move by calling several companies for estimates. And start early! Some companies want three-to-six weeks advance notice. Ask each company how they compute the charges, how much time they expect the move to take, and what kind of insurance coverage they offer against loss or damage. If you have to store your things temporarily, ask what arrangements can be made.

Long-distance movers may send a representative to your home for an estimate, while local companies may quote an hourly rate over the phone. Be sure to ask the same questions of each company so that when you compare bids you will be using the same criteria.
